- Review offer to purchase;
- Prepare draft purchase and sale agreement (P&S) and circulate for review;
- Negotiate and revise P&S;
- Obtain Registry on line recorded deed, condominium documents and plans (if applicable) and provide to buyer’s counsel with draft P&S;
- Draft quitclaim deed;
- Request extensions to P&S as necessary;
- Review closing documents and HUD-1 settlement statement (now called the Closing Disclosure);
- Coordinate closing details (final readings, smoke, payoffs as applicable and final walk-through inspection issues);
- Draft Power of Attorney (if client does not plan to attend closing);
- Attend closing.
